    Someone mentioned in another thread that they are refinishing only the high-traffic spots on their wood floor - has anyone done this?  Ours need refinishing badly, but I don't want to move old, heavy furniture and a piano out, plus we're always home!  I'm wondering if I can spot-refinish it and how best to do it.

    Also, I've got some adhesive left in one area from some carpet tape - any advice on getting that off?  Liz

    And yes, paste wax cleaner needs all the windows and fans on!

    I did some of the flooring already but hand buffed...that's a real work out there! My husband is wanting to find a buffer to finish.

    I never feel like they're very "clean" not being able to mop weekly.

    That's what I am dealing with and it's bothering me.

    I know that it's recommended to wax twice a year but I have done a rewaxing in our high traffic entry way. It blends in just fine. I am editing to say I won't likely keep this up though since I have learned more about how to care for our floors.

    I am not sure about a deeper job of sanding, staining and waxing.

    Our floors don't have wax it's ployoed.  I know they don't recomend doing sections in this case.   I have thought about using something like Orange Glow but it says on the bottle you need too do it every 6months.  I'm not sure I want too have too empty my entire room every 6months  plus keeping the dogs & DH off it for 24hrs would mean we'd have too move out!

    I am not sure why they chose not to do the floors here. We were told that the flooring we have is usually chosen by those who want a rustic look and that they are hard to care for.

    It's not what I wanted to hear but I am trying to deal with it.

    In our case, it's an old home and the elderly couple that lived here had nothing better to do than refinish floors and clean too-deep grout in the kitchen ceramic tile.

    Most older homes had waxed wood floors.

    Our home in NY was built in the 50's & it had a wax finish till we had it stripped & resealed with ployo in 2005 or 2006. 

    How old is the home your in?

     If you have polyurthane finished hardwoods in your home and you are using anything besides Bruce Hardwood Floor cleaner (which in my opinion streaks) or Boni Ami you have voided the warranty on your wood floors.

    Murphys Oil Soap, Orange Glo, and other over the counter Dollar Store, Discount Store, Grocery Store  products dull your floors over time.  Floors with these products must be completely sanded down, restained and resealed to regain their luster.

    To stretch your dollar follow the manufacturer's directions.

     If you go with the Boni Ami product line (you can get a kit with floor cleaner, mop and floorsaving info for about $40)  A bottle should last you 6 months to a year.  $40/6 months = cost at the most $6.67/month.  You only use it once a week.  Use a spray bottle of water (nothing added to the water) to mist if needed on a daily basis. 

     If you are spending the money on hardwood floors - find out what the manufacture warranty is and how not to void it.  

     If you use Boni and years later find the finish not to your liking they have a product called Refresh.  It works great.  I "refreshed" some black oak floors, the difference was remarkable when I was finished.  

     My bottle of Orange Glow cost me $6,200.  I had to replace wood floors in a home I used Orange Glow on - read your instructions.

    I am not sure who you are directing this to  but since I began the discussion on this, I'll reply.

    My floors are not polyurethaned so cleaners specialised for those can not be used on my floors. I have to wax mine.

    I live in a home we lease so I do not have the information on this floor and our landlord does not have it either. I believe the multiple owners and tenants cause the warranty to be voided and there is no way to know how the floors were cared for by each previous person.

    I did research the type of flooring we have and my husband finally found a professional with experience with this type of floor. The results are that we should not use water or water based prodcts on the floors. Floors should be vaccumed or swept only as routine cleaning. Areas with spills or other substances to be cleaned can be spot cleaned only.
