Selling Mobile Home while your living in it.

    Selling Mobile Home while your living in it.

    This really is two questions I guess. Last fall we started house hunting and an agent had a few people intrested in looking at our manufactured home before we listed it. That  was pre market meltdown.  Now we have been advertising it to death in every paper and local webiste  and have only had 2 people show interest. I'm afraid the problem we are running into is people just can't get it financed to buy it.  We have already spent a few  hundred dollars on trying to sell it so I'm ready to just put a sign in the yard.

    Any tips on selling in this market.?? I have the place neat and clean, we have done repairs and our starting price is already lower than the Kelly Blue book value...and we know we will go lower.  We have an agent with the buying of our house but I hate to list our mobile home since we are already taking so much less and you just don't see many homes without land listed on the MLS. I have told everyone I know, we did the papers. I'm just getting nervous since we close on our new house at the end of the month.

    Any tips on showing your home while your living in it? We are WAY off the road and the land is not for sale.

    Thanks for any tips, this is my first time selling and I'm a wreck.

    We actually just changed our minds about selling last week. We are going to do a slow remodel and stay here. We were considering rent-to-own if we still had this place when we wanted to move. Is Rent to own an option for you so you can still make payments if it isn't paid off?

    It is paid off but we don't own the land it is on.  The rent to own is a good idea if you can do it but we do need to just sell it outright to help with the moving costs. It is only four years old but when people are comparing it to a new home where the lot can finance is easier I guess. I'm just trying to brainstorm. Thanks for the suggestion.

    I belive part of your problem is that it will have to be moved I don't know if it is a single or a double wide or triple wide but when you have to add the cost of moving a mobile home plus buying or renting the land to place it on it adds up fast. You may could run an add under real estate in your Sunday paper under the manfactured home section so far everything we have ran in the paper has sold and we actually made $700.00 on one car we sold hope this helps and good luck in selling.

    Depends I wouldn't go below kelly blue book maybe by 50Dollars or you can list the price then do a format on your home list it as or better offer it gives you a chance to work with the buyer but you won't lose to much money out of it...

    Secound ok this may drive you nuts what I may say keep the title until the home is sold and you have cash in hand so many people relie on the check don't they need to get a loan from the bank cash only deal why save you from fraud and headaches down the road I sold myy mobile home that way and yes Im or a retired title clerk I aso sold cars on the side for extra money...

    Third Now don't get peved at me for this have a map of rooms and take pictures of you home inside and set up staging kinda like what the homes do but we are not talking about them we are here for you get pictures of bthrooms any bedrooms and front room have it look nice inside and out and have someone you really trust look after it until sold then go to the stae capitial to get that title down donnot put up with garbage from anyone trying to con you Im telling from experiance and a seller of cars and titles..

    Thanks for all the tips and well wishs.

    We have gone through and packed anything we don't use daily so no clutter including closets and kitchen cabinets. We have made repairs, cleaned carpets and have put new 2in blinds up in all rooms. We had the outside cleaned by a proffesional.  Nice towels in the bathrooms and flowers on the table.  We have been running it in newpapers/salespapers in this and the cities within sixty miles of here for the last three weeks. Some papers include online listing and on those I included pictures.  .

    This is a doublewide and will cost around 4k to move and set up...but we are including power pole and unused skirting. Our insurance paid to have it reskirted after Katrina but when the man came to do it he was actually able to resue most of the skirting it was the track that was damaged so there are boxs of unused skirting under the house. Since most parks make you skirt it ASAP I thought that would help with the sell.

    If it does not sell we can close on our house but we would not be able to actually move our stuff down there. I'm thinking we should have put it on the market sooner but we were worried somthing would not work out with the house and we would be left in a mess and plus fiding a place to stay for a month or so when your dealing with finding wheelchair acceible place to stay and medical equiment, home health nurse etc is not so easy..

    Also try for sale by owner.com (will have to google for correct addy). You could also maybe enlist the help of the mobilehome dealers near you. Some will mention individuals if it seems to fit a potential customer. Since you already have new housing, you may have to offer a lil commission, but for a sales rep who is slow, they may take you up on it just to make the money.

    Is the owner of the land interested in the home for potential future rental income?

    That is a good idea about the dealerships thanks.

    Nope the owner just wants us and it gone. They have some mental health issues and threatened us last month , came back said they were sorry and stuff ....but we just don't feel safe here at all.

    Check with construction companies and construction union halls.  Many construction workers buy a piece of land and live on it  in a trailer until they can afford building materials, then they and their buddies swap off labor on the new house.  Construction market is rotten right now, and they may have kids looking for a first MH.

    If someone in town is selling building lots which are zoned for MH's, call them.  Also check with mobile home movers.  They may have a friend or family member who wants a good MH and is dealing with the mover.
